Here's what I want you to know before we dive in: this week's Nest has a little something for everyone.
Whether you're watching the market from the sidelines, looking for a reason to get out of the house next weekend, or just curious what's new around the GTA โ I've got you covered. No pressure, no hard sell. Just the honest, useful stuff, from someone who genuinely loves this work.
Grab a coffee and let's get into it.
A little family project for the weekend: turn decluttering into a game. Put on some music, give everyone a bin, and tackle one closet or the garage together. It doesn't have to feel like a chore โ a little decluttering now means less scrambling later, and the kids usually find something they forgot they loved.

Here's the honest picture, not the headline version.
GTA home sales hit 6,770 in June โ the busiest month we've seen in almost two years, up 8.4% from last June. Buyers are showing up. At the same time, active listings dropped 13.5% year-over-year, so there's genuinely less to choose from out there.
Prices are still adjusting โ the benchmark price sits at $940,800, down 5.4% from a year ago, with the average sale price at $1,058,658. What does that mean for you? If you've been waiting for the "right time," this is worth a real conversation.
"TRREB is expecting more buyer competition โ and renewed price growth โ in the second half of the year."
I'm always here to talk through what it means for your specific situation. No pressure, just the honest picture.
